Will it send anything to a lender or an agent without me seeing it?

No. Every pack, email and chaser is drafted and then waits for you. You can read it, edit it, reject it, or approve it and schedule it. Nothing outbound moves on its own.

It is just me and a contractor I trust. Is this overkill?

That is exactly the size it is built for. There is no analyst, no bookkeeper and no assistant to hand the pack to, which is why it happens at the kitchen table. Vorker is the hire you make before you can make one.

Where do the feasibility numbers come from?

Comparables and planning history from public sources, and costs from your own past projects where it has them. It is a first read to decide with, not a valuation. You check the numbers before anything reaches a lender.

Can it really draft a pack a credit committee will read?

It drafts the structure lenders expect: costs, schedule, exit and your track record, from your numbers. You adjust the contingency and the story. That is still much faster than starting from last year’s pack.

How does the project bookkeeping work?

Photograph an invoice and it is booked to the right project with the VAT on its own line and the image attached. When the project sells, the true cost per square metre is a question, not an archaeology dig.

Do I have to learn a new tool?

No. You message Vorker the way you would message a project partner, and it works inside what you already have: your inbox, your files, your accounting. There is no dashboard to keep alive.
