Will it send anything to a tenant or contractor without me seeing it?

No. Every work order, tenant reply, report and email is prepared and then waits for you. You can read it, edit it, reject it, or approve it. Nothing outbound moves on its own.

Can it really keep track of SLA response times?

Yes. Each ticket is matched to its contract when it lands, the clock starts then, and the times end up on the monthly report automatically. Tickets about to breach are flagged to you first, not to the client.

We are three people running nine buildings. Is this overkill?

That is the size it is built for. Vorker is made for firms where the person answering tickets is also the one booking invoices and writing the monthly report. There is nobody else to hand the desk work to.

What happens with the subcontractor invoices?

Photograph or forward them and Vorker matches the contractor, finds the work order, books the entry against the right contract budget with VAT on its own line, and attaches the image. It learns how you book each contractor.

Do I have to learn a new system?

No. You talk to Vorker the way you would brief a service desk, and it works inside the tools you already have: your email, your calendar, your accounting. The reports arrive as ordinary PDFs.

How long before it is useful?

Setting up takes minutes and it reads your website to learn what your firm does. Most firms start with one thing, usually tickets or invoices, and add the reporting once they trust it.
